We often also do an aerial photograph of the specific property as well as a video of the community. The still photos are then used in MLS marketing.

By looking at the features of your home with comparable properties around your area we can give you an accurate value of what your house is worth.


How accurate are Zillow “Zestimates?”

We’ve all logged onto zillow to look at our house’s “zestimate” but in reality these should really be called “guesstimates” because they may be widely inaccurate. While sometimes it may be close to a good sales price, the algorithm does not factor in specific comps, acquiring data from large areas leading to misleading home prices.


How long will it take to sell my home?

Pricing your house competitively is the best way to get the most exposure on your property. More eyes = More potential buyers. There is no set answer on how long it may take to sell your property. The current average in the Philadelphia Area is 40 days. Some houses may sell in just a few days depending on many factors, location, size, price.


How much should I fix up my house before selling it?

Home buyers are always looking for homes that are move-in ready. Simple fixes, obvious eyesores, and danger spots, such as cracked windowpanes, tiles, and plaster are a good place to start. What is staging? Is it really important?

Staging is when we come to your house and change existing furniture layouts or we bring in rented furniture to help change the look of your house. Should I be present when buyers view my house?

No, having the owner in the house can make the buyers uncomfortable. Our Agents are well equipped to handle any questions potential buyers may have about your house.


What is the agent's commission?

While the commission can vary, it is typically 6% of a home's sale price—and that's usually shared with the buyer's agent. Listing agents don't get paid unless they make a sale. For every hour an agent spends with a client, he or she will typically spend nine hours on average working on that client's behalf doing everything from networking to finding potential buyers to filling out paperwork.


Is my price too high?

It is important to keep a realistic viewpoint when pricing your house. If you price too high, the home is likely to linger on the market before you ultimately may have to drop the price. Pricing lower may also have major upsides, resulting in multiple bids that could ultimately get you more money for your house in the long run.
